The American dream of homeownership has become increasingly elusive, with the average home price now exceeding $500,000 across the United States. Rising mortgage rates and stagnant wages have pushed affordable housing further out of reach for millions of Americans, prompting many to consider alternative destinations where their dollars stretch significantly further.
Latin America has emerged as an attractive alternative for American expats seeking both affordability and safety in their next home purchase. While many assume that lower property prices come with higher crime rates, recent data reveals several cities that offer both security and exceptional value for money.
To identify the most attractive and secure destinations for American expats, Argentina Expat analyzed property prices, crime statistics, and expat community sizes across Latin America, filtering dozens of locations to identify nine destinations where $250,000 can purchase substantial housing while maintaining safety standards equal to or better than the United States.
Key Findings
- Managua, Nicaragua, offers the most property for your money, with $250,000 buying 6,088 square feet of housing at just $41 per square foot – nearly twice as large as any other city analyzed.
- Mérida, Mexico, combines exceptional safety with community, featuring the lowest murder rate at 1.8 per 100,000 and the largest expat community of 61,000 Facebook group members.
- All nine cities analyzed maintain murder rates below the US average of 6.8 per 100,000, with three cities offering rates 50% lower than American standards.
- Property prices range from $41 per square foot in Managua to $178 per square foot in São Paulo, representing dramatic savings compared to US markets.
Nicaragua Delivers Unprecedented Property Value
Managua, Nicaragua, dominates the rankings for pure property value, offering an extraordinary 6,088 square feet for a $250,000 investment. At just $41 per square foot, Nicaraguan property prices represent the lowest cost per square foot in Latin America, allowing American buyers to secure mansions that would cost millions in major US cities.
The capital city maintains a murder rate of 6.0 per 100,000, safely below the US average, while supporting an expat community of 11,600 Facebook group members. This represents a thriving international community despite the country’s political challenges.
The sheer scale of property available for $250,000 in Managua dwarfs options elsewhere in the region. For context, the same budget provides just 1,403 square feet in São Paulo or 1,556 square feet in Cusco – less than 25% of what Managua offers.
Mérida Establishes Itself as the Premier Safe Haven
Mérida, Mexico, combines the region’s best safety record with its largest expat infrastructure. With a murder rate of just 1.8 per 100,000, Mérida is 73% safer than the US average and significantly more secure than most major American cities.
The Yucatecan capital hosts 61,000 expat Facebook group members, representing by far the largest English-speaking community in the study. This established expat infrastructure provides newcomers with extensive support networks, local knowledge, and cultural integration opportunities that smaller communities cannot match.
Property buyers in Mérida receive 2,344 square feet for their $250,000 investment at $107 per square foot. While not the largest property size available, Mérida’s combination of exceptional safety, massive community support, and cultural richness makes it the most well-rounded option for American expats.
Colombia and Bolivia Offer Hidden Gems
Manizales, Colombia, emerges as one of the study’s best-kept secrets, delivering 2,680 square feet for $250,000 at an incredibly low $93 per square foot. With a murder rate of 5.9 per 100,000, this coffee region city provides excellent safety while offering the second-largest property sizes in the analysis.
Despite having the smallest expat community at just 912 Facebook group members, Manizales represents exceptional value for buyers seeking maximum space and affordability without sacrificing security.
La Paz, Bolivia, rounds out the top three for property size, offering 3,100 square feet at $81 per square foot. At 6.4 per 100,000, La Paz matches the murder rate of São Paulo while providing more than twice the property size.
South American Cities Balance Safety and Community
Cuenca, Ecuador, and Mendoza, Argentina, provide attractive middle-ground options for expats seeking substantial properties with strong safety records and established communities. Cuenca offers 2,275 square feet for $250,000 at $110 per square foot with a murder rate of 2.4 per 100,000 and an 11,000-member expat community.
Mendoza, Argentina, delivers 2,126 square feet at $118 per square foot with a murder rate of 3.4 per 100,000. The Argentine wine capital has an 8,300-strong expat community and offers the additional benefit of being in a country with established expat-friendly policies.
Asunción, Paraguay, provides 2,446 square feet for $250,000 at $102 per square foot. Paraguay’s capital maintains a 6.2 per 100,000 murder rate while having 6,600 expat community members, making it an attractive option for those seeking a balance of space, safety, and community.
Regional Safety Standards Exceed US Benchmarks
All cities in the analysis maintain murder rates below the 6.8 per 100,000 US average, with Mérida leading at 1.8 per 100,000, followed by Cuenca at 2.4 and Mendoza at 3.4. These figures demonstrate that affordable international living does not require compromising personal safety.
São Paulo, Brazil, registers 6.4 per 100,000, still below US levels, but offers the smallest property size at 1,403 square feet and the highest cost at $178 per square foot. However, it provides access to South America’s largest metropolitan economy and has an 8,800-member expat community.
The data reveals that American expats can achieve both financial and personal security in Latin American markets, with several destinations offering significantly enhanced safety compared to many US metropolitan areas.

Methodology
Property price data was sourced from Numbeo, specifically measuring costs outside city centers to reflect typical expat purchasing patterns. Murder rate statistics were obtained from official government crime reporting agencies in each respective country for 2023-2024. Expat community sizes were measured using Facebook group membership for city-specific expat groups as of September 2025. All cities included in the analysis met the safety criteria of maintaining murder rates equal to or below the US average of 6.8 per 100,000. Property size calculations assumed a $250,000 USD purchase budget and converted square foot pricing to total square footage available. Cities with insufficient expat infrastructure or property data were excluded from the analysis.
